SURVEYING

Detail Survey

A Detail Survey is carried out on the whole or part of a piece of land in order to locate both natural and man-made features. Examples of natural features are vegetation, trees, shrubs, rocks, stumps. Man-Made features include buildings, tanks, fences, driveways, services infrastructure (electricity, sewerage, storm-water, water and gas).

A Detail Survey may be required when someone is building; a new dwelling, a house extension, swimming pool, landscaping, a shed or the development of any new building on a premises.

A Detail Survey will provide the architects and designers the information they need to develop quality cost effective solutions that you need for your project, no matter the scale, and is often one of the many requirements enforced by our local councils for development applications.

Building Set-Out

A Building Set-Out gives the builders the marks required for them to confidently build your dream. These marks, and associated plans, will ensure that the foundations are correct and correctly placed within the parcel boundaries.

A Building Set-Out is often a condition of consent for the Development Application, or a standard required by building certifiers.

​

A Set-Out is generally required after the construction certificate has been approved. This includes new buildings (homes, warehouses, apartments, sheds and commercial buildings), swimming pools, building extensions (house or commercial), and infrastructure, roads, buildings etc.

Identification Survey

An Identification Survey identifies existing buildings and improvements located on a particular block of land, as well as any limitation or encumbrances upon the title. It is recommended to have an Identification Survey done prior to purchasing any property, to properly inform yourself as well as protect against any potential disputes.

An Identification Survey provides the purchaser with a basic understanding of any existence of easements, covenants and restrictions on the use of the land, and whether the subject land complies with various conditions. It will also provide selected distances of walls, appurtenant structures and fencing to the parcel boundaries.

Boundary Marking Survey

A Boundary Survey involves the location of man-made and natural survey features to redefine the lands boundaries. These boundaries may then be marked in a number of different ways depending upon the clients needs and desires. The location of any easements, covenants and restrictions can be determined at this time.

Subdivision

A Subdivision is where an existing piece of land is split into two or more lots. The process of subdividing land creates a new title for each new lot.

A Detail Survey may need to be completed with a proposed plan, prior to lodging a Development Application (DA).

 

Once this has been approved with the local council, a Deposited Plan (DP) is prepared by a Registered Surveyor and lodged with the New South Wales Land Registry Services (LRS) for registration.

Work as Executed

A Work-As-Executed (WAE) Survey is carried out and signed by a Registered Surveyor at the completion of construction works. This ensures all works have been completed as per approved plans and designs.

This Survey will compare the newly constructed position to the approved design plans, using the reduced levels of roads, access ways, driveways, stormwater systems, sewer and any other infrastructure.

​

Council requires a Work As Executed Survey (WAE) or As Built Survey to be undertaken for most assets to ensure that the works conform to the approved design plans.

Volumetric Survey

A volumetric survey may be carried out for a number of reasons. These surveys provide the clients with volumes of stockpiles and dams to name a few.

Unmanned Aerial Vehicles have allowed surveyors to complete Aerial Photogrammetric Surveys for a variety of tasks large and small. The datat gained from these surveys may be used to develop 3D feature surveys and provide high quality Orhtomosaic images at a fraction of the cost.

Development Application (DA)

A Development Application (DA) is a process of seeking approval from local council to carry out development. A DA often requires a Statement of Environmental Effects as well as various plans outlining the proposal.
